Brian Greene Featured in Bloomberg Law on Virginia’s Data Center Market

GreeneHurlocker co-founder Brian Greene was recently interviewed by Bloomberg Law for its article, “Virginia’s AI Data Center Gravy Train Shows Signs of Slowing.”

As Virginia’s data center market evolves, the regulatory work at the intersection of energy, infrastructure, and technology is only becoming more sophisticated. GreeneHurlocker is proud to be among the Virginia law firms that are consistently helping data center clients navigate that terrain, not only in the regulatory space but also in transactional, real estate, land use, and other practice areas.

The article examines the state of Virginia’s data center market and also highlights the lawyers and firms serving this fast-growing sector, including Brian Greene and GreeneHurlocker.

Brian spoke to the unique role firms like GreeneHurlocker play in the ecosystem, particularly when larger national firms are conflicted out of regulatory matters before the Virginia State Corporation Commission: “Frankly, there’s only so many of us that do commission work who wouldn’t be conflicted out. It’s a small bar. We all know each other.”

The Bloomberg article explores headwinds to data center development in Northern Virginia, including grid capacity constraints, shifting political attitudes, and potential changes to tax incentives, and features commentary suggesting the Virginia data center market may flatten over the next 18 months.

Brian offered a different perspective. While acknowledging capacity constraints in Loudoun County, he emphasized continued expansion across the Commonwealth: “I think you’re starting to see more rural counties making a play for data centers because of the tax revenue and the jobs that they bring.”

He also noted that increasing regulatory complexity may heighten the need for experienced counsel: “There’s hundreds of bills now in front of the Virginia General Assembly that are affecting data centers from all angles. And so that’s—depends on who you ask, for better or for worse—more work for the lawyers.”
